Marketing Your Home

Selling a home requires more than a sign in your yard or an ad in the local paper. Dynamic, far-reaching, comprehensive marketing is the key to selling your home quickly and for the highest price.

Barker Realty reaches potential buyers via advertising in all of the Santa Fe area’s major publications, on the Internet, and in custom-designed color brochures. We do more advertising per broker than any other real estate company in Santa Fe, and our in-house advertising department produces some of the most sophisticated and informative materials in the marketplace. Through our professional contacts and affiliations and utilizing advanced technological tools, we can make information about your home available to qualified buyers in Santa Fe and across the country within minutes.

We will customize a high-impact marketing campaign specifically for your home, including an array of products and services.

Online Exposure
We will create a page on the Barker Realty Web site specifically for your home, including up to ten photographs, a detailed profile, and a virtual tour (upon request). In addition, your home will be listed on www.realtor.com, the National Association of Realtors Web site, and other appropriate sites.

Print Advertising
Barker Realty offers a comprehensive print advertising program. Our ads appear in every significant publication in the Santa Fe area, including

  • Santa Fe New Mexican (circulation 30,000): Barker Realty runs a full-page color ad every week in the Sunday real estate section of Santa Fe’s daily newspaper.
  • Real Estate Guide (circulation 36,000): Barker Realty runs full-page ads in this official publication of the Santa Fe Association of Realtors every month. Brokers also advertise regularly.
  • Homes Magazine (circulation 18,000): We run several pages of ads each month in this publication. Brokers also advertise regularly.
  • The Santa Fean (readership 85,000, published monthly): Barker Realty advertises in various issues of this magazine—which celebrates the people, places, and lifestyle of Santa Fe—during the year.
  • Santa Fe Trend (three issues yearly, 35,000 copies printed): This magazine, published three times a year, focuses on the architecture, interior design, art, style, and personalities of Santa Fe.
  • Inside Santa Fe (annually): Inside Santa Fe is the premier travel planning guide for the Santa Fe area.
  • Santa Fe Opera Program Book (June–August yearly)
  • The Eldorado Sun: We highlight properties in the Eldorado/Hwy 285 area in this monthly publication.
  • Los Alamos Guide (monthly) and the Los Alamos Monitor (daily): These publications provide further exposure to potential buyers across northern New Mexico.

Color Brochure
Our in-house advertising department will design a full-color brochure to highlight your property and all its best features. Brochures are displayed in the Barker Realty office and are available for download on our Web site.

Office Meeting and Tour
Barker Realty associates will discuss and familiarize themselves with all the details of your property and view it as a group.

Multiple Listing Service (MLS)
We will submit your property to the Santa Fe Association of Realtors' Multiple Listing Service. We will promote your home to this group and, with your permission, open your home for a preview by all Santa Fe Realtors on a designated day. This provides maximum exposure to other licensed brokers in the area.

Home Staging
We’ll visit your home and help you prepare it for showings. We’ll provide you with advice on the most cost-effective way to put your home in peak condition—a few small steps can help increase the likelihood of selling your home quickly and for the highest price. Signage
A sale sign will be placed prominently on your property. National statistics show “for sale” signs alone generate 20 percent of all actual buyers.

Lock Box
Your home will sell more quickly if a broker can show it to as many potential buyers as possible. With your permission, we’ll outfit your home with a lock box—which holds a key that only qualified brokers can access. Homes with lock boxes are shown far more often than homes requiring an appointment.

Showings
Your Barker broker and others will want to show your home to prospective buyers. We’ll make appointments with you in advance, and your broker will follow up with feedback and information about any interested prospects.

Open Houses
We hold open houses regularly. At your discretion, we will arrange an open house for your property, which will be announced on our Web site and in the Sunday New Mexican.

Buyer Screening
Your Barker broker will screen potential buyers to determine if they are truly interested in your property and are qualified buyers. This will help ensure that your home is shown only to those who have the interest and ability to buy.

Updates
We will keep you apprised of changes in the real estate market. In addition, we’ll inform you about industry response to your listing as well as buyers’ reactions, the status of competing properties, how often your home has been shown, interest rates and availability of financing, and the condition of your property.
